Rural Valuation

At Morice we have a team dedicated to providing property valuation and advisory services to the rural sector. We have been born and bred on the land and are passionate about the primary sector.

Market Valuations

  • Sale - We undertake and advise on the marketing process of valuations for Vendors, prior to sale in order to determine market value or to set a reserve price
  • Purchase – undertaken to determine market value, providing comments on leases, property condition, income security, potential for future growth and other relevant factors.
  • Mortgage – valuations for mortgage purposes and associated mortgage recommendations are carried out in accordance with Property Institute of New Zealand reporting requirements.
  • Insurance – Valuations for insurance in accordance with PINZ standards.
  • Matrimonial / Partnership Settlement – these can be a complex process and we can assist by valuing the assets and providing advice on a fair apportionment of these.
  • Succession – this often comprises valuation of the assets, determining fair and equitable apportionment, as well as advice on ownership and debt structures.

Rental Valuations

  • Rental levels – We undertake rental assessments for owners or occupiers on all forms of rural properties.
  • Rent Reviews / Lease Renewals – Advice on the process and negotiation on behalf of either party.
  • Ground Rent Assessments - We assess the ground rent component of land leases.

Consultancy

  • Portfolio Management – we are able to advise clients on the appropriate diversification of their property portfolio, ensuring that risks are measured and minimized. Measure property returns; manage the property process, including advice on property investments and disinvestment management.
  • Asset Management – prepare strategies and asset plans for each property to maximize property returns. Undertake rent reviews and lease renewals.
  • Asset Sale Management – Morice provide an Asset Sale Management Programme where we act for the vendor in the sale of properties. This aspect of our work involves advice on the timing of sale, presentation of a property for sale, writing and producing video presentations, advertisements, and coloured brochures, together with the many other issues associated with the sale. In this work we appoint a selling agent of the vendor's choice and work closely with the agent through the sale process. We also offer this service through a tender process which can include properties for sale or lease. This side of our business has proven to be extremely beneficial to vendors and lessors, with properties offered for sale or lease generally reaching a sale price level in excess of expectations.
